“CAVEAT EMPTOR” PUBLIC NOTICE:
Buyer Beware of any SALE of Property; formerly Aniemeke Farms, lying and situate at Ogbe-Obi Lands, after Onicha Ugbo City Gate; Adjacent Onicha-Ugbo Mission School, Onicha-Ugbo, Aniocha North Local Government Area of Delta State.
The general public is hereby notified that all that large expanse of land measuring approximately 400.64 acres, formerly known and referred to as Aniemeke Farms, lying and situate at Ogbe-Obi Lands, Onicha-Ugbo, Aniocha North Local Government Area of Delta State, properly described and delineated in SURVEY PLAN NUMBER LSU:399 and SURVEY PLAN NO: LSU:1821, attached to a Deed of Grant dated 28th February, 1974 and Registered as No. 29 at Page 29 in volume 223 and Deed of Indenture, dated the 7th day of June, 1976 and registered as No. 6 at Page 6 in Volume 351 respectively, both of the Lands Registry, in the office at Benin-City, now at Lands Registry in Asaba, Delta State belong to the beneficiaries of the Estate of the Late Chief Vincent Udeze Aniemeke; who are the bona fide owners and presently in possession and are entitled to the Customary Right of Occupancy and which title remains extant in the Lands Registry/Bureau, and Survey General’s Office at Delta State.
Furthermore, the entire parcel of Land aforementioned is subject of litigation in Suit No: HCI/32/2022 pending before Justice E. G. Timi (Mrs.) holden at High Court of Delta State, Issele Uku division before and also a criminal action against some of the encroachers for grievous bodily harm.
NOTICE is further given to any member of the public to completely and utterly disregard any purported advertisement or promotion for sale of any part of the aforementioned land. Any individual, person, or group of persons who deal with the said encroachers or trespassers on the said Parcel of Land or any part thereof does so at his risk, and may be caught by the doctrine of LIS- PENDENS.
